[8/27/07] Applicant should be aware that max. floor area for building on Lot 2 is
2600 s.f. The site plan shows the sq. ft. of the home on Lot 2 to be 1989 s.f:. Based
on the size of the footprint, the only way that's possible is if part of the footprint is to
contain an open porch, which does not count as floor area. It would be advisable for
the applicant to remove the "1989 sq. ft" from the site plan. If the "1989" remains,
they will need a minor amendment if we receive a building permit application for a
building larger than 1989 s.f.. It's sufficient to just let the NCM 2 to 1 lot/floor area
ratio govern the size of the building, rather than indicate the size on the plan. It was
necessary to know the size of the home on Lot 1 to make sure a nonconformity
wasn't being created by the subdivision, but it's not necessary for the new home.
Be sure and return all of your redlined plans when you re -submit.

acceptable. If it just a parking stall, it does not meet standards. Parallel parking up
against the building would make it impossible to open the car door on that side plus
the stall is not wide enough to accommodate the natural shy distance (people will
naturally park at least 2 or 3 feet away from the building which would project the car
into the alley). Suggest moving the driveway to the south side of the building.
[8/1/07] Planning requires at least one on -site parking space for each residence. Lot
1 does not show any parking access except for street parking. You will need to
provide a curb cut and paved parking space off of Magnolia or if taking access to Lot
1 from the alley, you will need to dedicate an access easement across Lot 2 with a
paved driveway for parking on Lot 1.

Hearing. Please send me 2 copies of the revised site/landscape plan with the
mitigation trees shown, the building floor area updated and the adjacent uses
shown. If the revised plans provide the information I need, we will then schedule the
Public Hearing. Two weeks notification is required for the Public Hearing so we'll
coordinate a date that works for everyone and then I will mail out the notification
letters. At the hearing I will present a staff report summarizing my review of the
project and recommendations. You should be prepared to present any additional
information you feel is pertinent and to answer any questions from the public or
hearing officer. The hearing officer will have 10 days to render a decision (approval,
approval with conditions, or denial). If your project is approved, then you will be
required to submit final plans along with the final plan fees.

remove. Also, the statement of planning objectives says that landscaping is
proposed on the new lot but I do not see any proposed landscaping on the plan.
