The second General Site Note on sheet FP-002 can be modified to state this. [12/12/07] A condition should be placed on the final plan approval that the development is approved only for Type 1 uses. Type 2 uses will require a new development plan. Be sure and return all of your redlined plans when you re -submit. We will not do a formal round of review. You will only need to submit one copy of the plans on paper, especially if you can also email them to me. Assuming that that submittal addresses all of the comments in this letter adequately, the next step will be to go to mylars. It would not be appropriate to have cars driving over the sidewalk (and pedestrians....) [1/9/08] The driveway from the alley does not meet minimum width requirements. Do you need the sidewalk on the south side of the drive aisle? Perhaps it can be eliminated? Number: 103 Created: 1 /9/2008 [2/5/08] There are very few spaces allowed for residents. While there will be low turnover, this space will be used regularly. Your alternate plan to shift the ADA space here is unacceptable since the space will be so hard to negotiate and is further away from the walkway with no direct connection. Please consider at least removing some of the landscaping in the path of a car backing out of this space. [1/9/08] 1 still have concerns about the westernmost parking space. If the lot is full, how will that car back and turn to get out? Will it have to back all the way out? At this time, a mylar revision can be submitted for the addition of the pavement section detail and other pervious pavement design information onto the utility plans. You must address this issue and show that you satisfy the condition of your approval PRIOR to submitting mylars to us. [1/9/08] Please refer to the decision from your administrative hearing, especially the condition of approval. We will need more information about building materials, colors and design before we will sign off on your mylars. Topic: Landscape plan Number: 106 Created: 1 /9/2008 [2/5/08] Mostly you have addressed this comment except for the westernmost tree in the courtyard which is shown as smaller than the other honeylocusts. Consider using a smaller species here or eliminate it and reconfigure the spacing to allow more room for the other honeylocusts. [1/9/08] All of the trees to be planted are shown having a circumference of 4-10 feet. This is unrealistic. Especially in the courtyard, please show them with reasonably -sized canopies. There will likely be a conflict with the balcony overhang on the south side of the courtyard. You may need to locate that tree further to the north for it to fit. [1/9/08] The software that you use is really challenging for us to decipher since it is model - based. Please use a heavier line to indicate any steps or walls along the streetscape vs. just pavement scoring. Page 1
