Page 6 4F 0 Number: 51 Created: 9/13/2007 [9/13/07] Based on the Maple Street sidewalk cross sections provided, it will be necessary to widen the sidewalk to a min. of 8 feet wide adjacent to the retaining walls. If desired, you may taper the walks or maintain 8 feet in width continuously. A flat landing mid way is also required where the sidewalks slope at 5 percent adjacent to the retaining walls to be A.D.A compliant. Please see the redlines for clarification. Provide adequate spot elevations to show mid way flat landing areas. The width has been updated on the plans. The length of the ramp does not require a mid landing area. Try to keep them entirely within the parkway strip. This has been updated on the plans. The City would prefer not to have planter boxes encroaching into the sidewalk space. Please also show how doorways will function on the building fronting Meldrum. No doorways may swing into the ROW. Spot elevations, dimensions etc... Provide a blow up detail if needed. The metal plate on the chase needs to extend 1 foot past the concrete on both sides. The sidewalk chase has been removed because the flows are less than 0.5 cfs for the 2 year storm. Page 5 t Number: 7 Created: 8/14/2007 [9/13/07] Please call out all new C&G to be constructed or reconstructed on Maple & Meldrum. Provide dimensions. [8/14/07] Clearly show, dimension and label on the Utility Plan sheet all new and reconstructed curb and gutter to be installed on Maple and Meldrum. Show the approximate limits of street cuts needed for all work in the existing street (i.e. curb and gutter, driveways, utility service connections etc...). Add the standard street cut note to the plans. This has been updated on the plans. Number: 11 Created: 8/14/2007 [9/13/07] Please show the westerly side of the driveway intersection to be constructed at 90 degrees with the street. This will narrow the driveway slightly but it is still adequate for alley access. The easterly side can remain skewed to avoid relocation of the vaults. [8/14/07] The alley intersection driveway will need to be reconstructed per LCUASS Drawing 803 provided. A few things to be noted regarding this standard intersection design: Pedestrian ramps are required on both sides of the driveway. No more than 0.5 cfs for the Design 2 year storm may drain over the sidewalk (alley flows and detention area flows combined). No part of the building structure may encroach into the ROW dedicated at the corner for sight distance. The driveway shall intersect Maple Street at 90 degrees with radius corners on both sides. This has been updated on the plans. Number: 18 Created: 8/14/2007 [9/13/07] Please provide pipe elevations and describe or show how the pipe will outlet to the alley. If you are proposing a single point pipe discharge to the alley then you will need to install a standard concrete pan in the alley to convey the concentrated flows to the gutter pan on the east side of the alley. See redlines for clarification. [8/14/07] Please remove the deck from the grading plan and show the proposed outfall concrete drainage channel between the buildings to the alley. Provide flowline elevations. The outfall to the alley has been removed from the plans. Page 4 Topic: Lighting Plan Number: 75 Created: 9/24/2007 [9/24/07] The lighting plan looks very good in terms of fixtures and light levels. A few small comments: please label the fixtures' cut sheets with the fixture name (WP1,2, P1, RR1) for easier reference; add a cut sheet for P1, adjust LLF to 1.0, use a house side shield, adjust light level or adjust fixture placement to reduce or preferably eliminate light spill onto neighbor to north's property. A couple other minor comments on redlines. Please return redlines with next submittal. This has been updated on the photometric plans. Topic: Plat Number: 72 Created: 9/19/2007 [9/19/07] Remove City Clerk signature line and change Director of Planning to Director of Current Planning. See redlines. This has been updated on the plans. All of the plan titles should be identical and match the Plat title. The legal description sub -title provides the location. [8/14/07] All of the plans should have identical titles and should match the title of the Plat (i.e. Solar Village Maple Subdivision) This has been updated on the plans. Number: 5 Created: 8/14/2007 [9/13/07] The City has approved the variance requests as submitted however, since the structural column at the southeast corner and other improvements will be allowed we prefer not to have this corner dedicated as ROW or an easement. Please remove all references on the plans that show this corner as ROW. Please submit a new variance request modified to request no ROW or easement dedication at this corner. [8/14/07] Clearly show and label all ROW dimensions from centerline on Maple and Meldrum. No utility easements have been shown or dedicated on the plat. Please submit a variance request to this standard and list the variance on note no. 48 in the General Notes section. A new variance request has been submitted. Page 3 Number: 67 Created: 9/18/2007 [9/18/07] The bike racks shown on the site plan do not jive with the bike racks shown in the detail. Which is it? Be sure to locate the bike racks so that bikes can access both sides on concrete and such that parked bikes will not obstruct walkways or accessible ramps. [8/14/07] You are correct that in the Downtown Civic Center Subdistrict the maximum building height is 45 feet, however, there is a general standard that applies to buildings city- wide over 40 feet, which requires a special height review. The Review Standards are located in Section 3.5.1 (G). There are a few additional submittal items that are required too including a shadow study, a visual analysis and a written analysis. These must be reviewed prior to your administrative hearing. This has been submitted. Number: 30 Created: 8/14/2007 [9/19/07] I'm still not convinced about the north elevation. It is somewhat hard to glean the design given that the software you use is primarily modeling software but I'd like to discuss this some more or perhaps see some perspectives of this side. [8/14/07] 1 have a number of concerns about the architectural detailing and materials on the elevations. Please see redlines. Please let me know if you need any further information.
