HomeMy WebLinkAboutOLD OAK ESTATES (5227 STRAUSS CABIN RD.) - FDP - 25-07A/B - SUBMITTAL DOCUMENTS - ROUND 1 -Department: Planning (these comments are not numbered) The driveway off of Big Dipper Drive for the Balliew property has been removed from the plans. One chase drain has been removed, the other remains due to minimal flow line slope elevation. The drain that remains must tie in to the flowline of the curb to get positive drainage. The shared drive has been labeled as gravel and private; the (private drive) references have been removed. We are in the process of easement finalization with the District. The crosswalk has been called out as enhanced and references LCUASS detail 1611. The additional 20' of concrete for the drive of Lot 1 has been removed; the drive is paved to the edge of right of way. The west flow line design of Strauss Cabin Road has been added to the plans. The north and south flowlines of Big Dipper Drive have been added, along with intersection details. The details have been added to the plans and listed on the cover. College Ave. Suite 100 www.northernengineering.com Fort Collins, CO 80524 FAX: 970.221.4159 RE: Old Oak Estates responses to City comments Mr. Shepard, We have reviewed the City comments dated March 4, 2008; we have revised the plans accordingly and offer the following responses to comments: Department: PFA Number 22: A fire hydrant has been added near the center of the four r/z-acre lots; the fire hydrant is within 400' of Lots 2, 3, 4, 5, and 6, not as the crow flies. The water supply requirements have been noted. Number 63: An address kiosk will be provided at the Big Dipper Drive end of the shared drive; address numerals shall comply with the requirements of PFA (6" height, contrasting background, etc) Number 64: The site plan note has been corrected. Department: Stormwater Number 65: The storm drainage system has been revised to accommodate for the possible high water surface in the emergency spill condition. The inlets in Big Dipper Drive have been raised to ensure that maximum ponding does not exceed 6" above crown elevation. A flap gate has been installed in the privately owned and maintained portion of the storm system to prevent the water surface elevation rising and reaching the existing house. Please reference the storm sewer plan and profiles, detailsheets, and drainage report. Number 66: Curb capacity calculations have been added to the drainage report. The curb does not overtop. Number 67: The proper details have been added. Number 68: The riprap has been called our with respect to length, width, deprth, and elevations. The riprap bedding detail has been added to the plans as well. Number 69: The lastest storm sewer calcs and HGls have been added to the plans.
