Hello there Ted,
I have not received a set of plans yet. I was talking with Traci Downs Development Review Engineer for us
(Larimer County) and the only two items that we are concerned with and or will be looking at is 1) the
access location for the Balliew property and 2) the drainage along CR 7.
We are still looking at the access but have not made final decision because we have not seen a full set of
plans. I will keep you involved and up to date if things change.

Hello Marc - hopefully either April Hutchison, the applicant for Old Oak Estates. or Kim Dall, consulting
engineer at Northern Engineering brought by a set of plans for you to review. If not, please let me know.
Were you able to provide a new access for the Balliew property at 5335 S C.R. 7? As I am sure you are
aware, his present driveway encroaches onto public right-of-way that will be improved as Big Dipper Drive
and connect Observatory Village and C.R. 7.
If there are any issues we need to be aware, please let me know
