The amount of developed runoff following the historic flow path will be less than the historic rate.
The majority of runoff from the developed site will be treated and detained within the existing
Willowbrook (Observatory Village) detention pond. Please review the drainage report.

We are not releasing to the FCRID ditch directly; we are not modifying the outlet works of the
Willowbrook (Observatory Village) detention pond. FCRID will see virtually no impact to their ditch.

The site plan has been revised as requested.

The short section of centerline profile of Big Dipper is less than the required 0.5% minimum to
maintain acceptable cross slopes as well as match existing grades where the proposed street extension
meets existing asphalt. Although the centerline grade is less than 0.5% for that short span, the flowline
grades in that area are a minimum of 0.5% to ensure positive drainage. A request for the variance has
been included with this submittal.

The owners of Lot 2 (also the developers of this project) have requested that Lots 2-6 share a drive
from Big Dipper Drive; Lot 1 will have their own drive from Big Dipper Drive at the far west end of
the property. The shared drive for Lots 2-6 is not named; it lies within a dedicated private and
emergency access easement.

The offsite easements have been added to the plat for the sanitary sewer. An easement will be
dedicated within Sunrise Ridge Second Filing as well as within the Old Oak Estates property. The
easement descriptions and exhibits are being prepared and will be provided prior to scheduling a

The note added calls for the removal of the existing driveway; the curb and gutter of Strauss Cabin will
be constructed at a later date when the road is widened in the future.

RE: Old Oak Estates PDP Submittal Responses
Mr. Shepard,
We have received the City's comments and redlines for the PDP submittal for Old Oak Estates; we
have revised the plans per the redlines and comments and offer the following responses to the
comments.

Number 2
The geotechnical engineer information has been added to the cover sheet; the District approval block
has also been updated. The District has not yet provided comments, however when the District does
issue comments they will be forwarded along. Detail sheets will be included at FDP and added to the
cover.
Number 3
The line type and weight of the notes has been modified to meet City standards for scanning. The
variance request has been added to the general notes; a new letter of request has been included with
this resubmittal.
Number 4
Old Oak Lane has been removed, the drive will not be a named drive but instead a shared driveway for
Lots 2-6. The drive will be within an access easement as shown on the plat. No drive access is
proposed to Strauss Cabin Road.
Number 5
As previously mentioned, the drive will not be named and is proposed to be gravel, except for the first
20' to reduce tracking. The drive will be located within an access easement.
