Wes Lamarque Topic: Stormwater Number: 65 Created: 2/29/2008 [2/29108] It has been discovered that the spillway for the detention pond in Observatory Village, which this site is connecting to with a storm sewer, is at an elevation of 4989.5. This elevation is one foot higher than the finish floor elevation of the existing house within Old Oak Estates. If Observatory Village's detention pond were to be in a spill condition, the existing house in Old Oak Estates would be inundated with one foot of water. A solution needs to be worked out to protect the existing house and other downstream properties or connecting to this pond will not be feasible. Department: PFA Issue Contact: Carie Dann Topic: Fire Number: 22 Created: 10/10/2007 [2/27/08] I'd like to see a proposed location, or at least estimated location, of the new fire hydrant. Please be aware that the maximum 400=foot distance from hydrant to structure is not "as the crow flies." The distance is based on the distance emergency vehicles would travel over the roadway. [ 1 /30/081 [10/10/07] WATER SUPPLY: Fire hydrants, where required, must be the type approved by the water district having jurisdiction and the Fire Department. Hydrant spacing and water flow must meet minimum requirements based on type of occupancy. Minimum flow and spacing requirements include: residential within Urban Growth Area, 1,000 gpm at 20 psi residual pressure, spaced not further.than 400 feet to the building, on 800-foot centers thereafter. These requirements may be modified if buildings are equipped with automatic fire sprinkler systems. 97UFC 901.2.2.2 Number: 63 Created: 2/27/2008 [2/27/08] Regarding the applicant's response to comment 38: 1 believe the correct terminology is an "address kiosk" and not a "mail kiosk." I'm not exactly sure what a "mail kiosk" is, but if it's just a row of mailboxes, that will not suffice for identifying structure addresses for emergency use. Number: 64 Created: 2/27/2008 [2/27/08] Regarding note 5 on the site plan: It states that lots 2, 3, 5 and 6 have access from Old Oak Estates Lane. Should this be corrected to say that lots 2, 3, 5 and 6 will take access from the private drive? Page 1
