Thank you for asking for our input last night and listening to what we had to say. I just wanted to follow-up on a few things. I think you have a good concept for that quarter block. I am especially interested in keeping the height down as much as you can, making the top floor different than the others (like Penny Flats is), utilizing the first floor as office/retail on Maple and open car port on Mason. But I also understand your market constraints. What I liked hearing the most was how you wanted it to fit in but be different than what exists in the area today. The city is pushing old town toward the river especially around Linden. Which I agree is a good idea and would be good to follow in our area. College north of Maple will really need to be retail/office on the first floor and it's spreading that way pretty fast with City Drug moving in a block south and Beau Jo's is redoing the corner of College and Mountain and that company is redoing the Carwash. It won't be long and there will be a need for redeveloping the west side of College north of Maple and that is the last block before the river (except they will need to do something with that used car lot). So my thoughts were, as I was walking down Jefferson between Pine and Linden, that it's really the closest of the old town buildings and ones that you might want to look at incorporating into your design. http://goo.gl/maps/cbgri There is a condo complex on the corner of Pine and Jefferson now, http://goo.gi/maps/KSVKb or http://goo.gl/maps/2QQnB but they didn't put retail/office on the ground floor. I think that was a mistake. If you look around old town you will see the common thread is office/retail first floor, office/living second, third, and fourth floors. Also, don't forget things will change as Max comes online the turnaround drive is right across the street from your new building, http://goo.gl/maps/wUoQo and http://goo.gi/maps/IQLhq This doesn't show the changes for Max but you're going to have an additional bus every ten minutes exiting this drive. One more thing about the RR corner, http://goo.gi/maps/zuChG. Why don't you develop the other thre quadrants and make this one a park as you said there is not much you can do with it traditionally.
