Our understanding for the graphic shown in the meeting is that the building is eligible for landmark status, but not actually designated. Which is correct, and how does that affect our project? The designated building directly to the north of the Elks Building IS included in the plans for the convention center. The design team originally was unaware that it was designated, and were proposing to tear it down. We discussed the various options: *Demolish the building. Requires LPC approval - I cautioned Darrin that this could be an uphill battle. *Retain the building, and design around it. May require LPC approval, depending on how close the new construction would be. This would, according to Darrin, likely mean a 3-story convention center, but in concept, I don't see that as necessarily bad. I believe that the building's historic integrity could be sufficiently preserved through step backs, and through design details, such as by reflecting the height of the historic building's windows and roof line in architectural details on the convention center. *Retain the building, (see above) and incorporate it into the convention center, possible as an entryway. Would require LPC approval, but if done sensitively, I believe the Commission would definitely be in support. It would provide a continued use for the building, would incorporate an element of our Old Town history into the project, and would mean that the building is not left as an "orphan." * Retain the building, and build over the top. Again, would require LPC approval, and would need to be done in a very sympathetic way (all glass?). Not impossible;•but very unlikely. I also discussed with Darrin the need to bring the LPC in as soon as possible, at either the March 12 or March 26 meeting. This is especially critical in light of the proposed timberline to consider the height modification. He will speak with you about timing, appropriate team members, etc. I will scan relevant portions of the historic building documentation for Darrin, and will cc you on them as Karen McWilliams, Preservation Planner Community Development and City Planning P.O.
