(3/15/07] The outfall for the detention pond is not entirely on site. An offsite drainage
easement is required for the outfall from the property line to the normal water service
elevation of Mail Creek. Coordination needs to take place between the offsite property
owner, Stormwater department, and the Environmental Planner regarding erosion protection
and wildlife buffer concerns.

[8/2/07] Please provide a 3-foot concrete pan from just east of the pipe outlet to the east
property line. I did not see one on the grading plan. If it is desired to keep the concrete
ditch in place, than replacing any damaged or heaved concrete needs to take place. If this
is the option, than please add a note on the grading plan that all damaged and heaved
concrete in the ditch is to be replaced along the property frontage.
[6/22/07] If a grass lined swale is the preferred option, a 3 foot drainage pan would be
required at the bottom of the swale due to the lack of longitudinal slope.
[5/3/07] The concrete drainage ditch that is to remain on site needs to be in good condition.
The property owner will need to replace any sections that are cracked and/or heaving.
Another option is to extend the pipe all the way to the east property line.

[8/2/07] Pipe outlet comments at Mail Creek:
1. The cut off wall is usually 36 inches or at least 30 inches to be below frost line instead of
the 24 inches indicated.
2. Please indicate that the rip -rap will be buried as well as all of the pipe/flared end section
except the opening which should follow the slope. Also, please indicate that the surface is
to be seeded with a normal pasture mix or a seed blanket.
3. The detail shows the pipe on a flat grade where in reality it would also be sloped.
4. Please indicate the length of the cutoff wall. Is it to extend to outside of the riprap or just
the length of the flared end section? There are pros and cons for both, just indicate which.

[8/2/07] There needs to be on -site drainage easements for the detention pond and the
storm sewer down to the property line in addition to the off -site drainage easement. I think
this was shown previously, but it is now removed from the drainage plan. Please include the
easements on the grading and drainage plans.

TYPE II AND FINAL PLANS, and we offer the following comments:

[8/1/07] Seeing the format of the construction drawings, while perhaps not ideal from a City
perspective, will suffice. Please note though that the legend indicates "Proposed Design
Point" for what appears to be the revision numbering, which I think needs to be corrected to
avoid confusion.
(6/21/07] Ideally again, the revision list shown on the revision block should be removed on
the construction drawings as the revision block is intended for keeping track of revision
approvals after construction commences.

[7/31/07] This was addressed on the construction plan set. The landscape plan still has
some issues with text overlapping shading. The plot of the plat has some general text
concerns and should be more crisp as was submitted previously.
[6/21/07] There are general concerns with scanability and readability of.the plans, most
notably the construction plan set. Please avoid overlaping text with shading or other
information wherever possible. Please consider using varying lineweights in order to make
the information clearer to read and interpret. The previous construction plan submittal was
much easier to read and better met scanability requirements and should be followed.

[7/31/07] The variance request is approved as of 7/31/07. Please modify general note #48
to reflect the approval. No additional follow-up will be done indicating the approval, unless
desired by the developer/applicant.
[6/21/07] The variance request submitted is acceptable but needs to be stamped in addition
to the signature.

(7/31/07] Please provide legal descriptions of the proposed offsite easements for
verification of their sufficiency to encompass the area of proposed improvements. I'm
understanding that a reduced easement on the Nacos property may be pursued.
[6/21/07] All offsite easements will need to be in place before sign off on the final plan
documents.
