The association is reviewing the documents and we expect the easement to be signed July 13, 2007. A copy of the easement will be forwarded to the City of Fort Collins. Number 56: The existing concrete ditch has been noted to be removed and replaced on the civil drawings. Number 73: The outlet pipe has been brought down to the normal water surface elevation and rip rap will be installed to protect the embankment. Number 74: Grading plans have been revised to preserve the swale and to maintain grading that closely matches the existing contours. Number 75: The riprap cannels have been revised per redline comments Number 76: See response to number 45. Response to Current Planning Comments: Number 1: An external shield will be specified for the fixture in the east parking lot. Number 2: Distances between the new sidewalk and existing concrete ditch are indicated. Number 66: A signed and stamped variance request is included with this resubmission. Number 67: A letter addressed to Mr. and Mrs. Joe and Ingrid Simpson has been sent notifying them that the sign on their property must be removed per request of the City of Fort Collins. A copy of that letter is attached for your information. The note on drawing C1.01 will be changed to indicate the sign will be removed. Number 70: Signatures from the property owners for the sidewalk along Harmony Road have been obtained. Following is our itemized response to your comments: General: Dana Leavitt Number 71: Redline comments found on the plans have been addressed and drawings revised accordingly. Number 55: The note describing allowed activities within the buffer zone has been edited to include reference to Section 3.4.1(E) of the City of Fort Collins Land Use Code on the Plat, Architectural Site Plan and Landscape Plan. Number 72: The lineweights, linetypes and symbols shown on the plans are meant to be reproduced directly from pdf files. Upon request from staff, pdf files of the drawings will be sent. Construction Plans: Marc Virata Number 62: The cloud marks have been removed from the drawings in order to clean up the final mylars. The revision marks will remain.
