Lighting Plan and supports the comments provided by the Environmental
Planner. See the redline comments. Reduced illumination will promote energy
conservation and promote neighborhood compatibility without any diminution in
visibility and safety.
8. Regarding Light and Power's comment about placement of an electrical
transformer, please inquire as to a placement that could then be shared with the
abutting parcel to the east. This parcel is preliminarily approved for a small
dental clinic. Joint placement could save costs for both parties.

Comments from Current Planning:
1. For projects officially designated by the City as Affordable Housing, the size of
the landscaping may reduced. Please see attached for the reduced sizes.
2. Having said that, however, Staff is concerned that headlight glare from cars
using the parking lot is not sufficiently screened. Please be sure that headlight
glare is blocked in both southeast and east directions. This can be done by
dense screens landscape material, including a sufficient number of evergreens,
or by low screen walls, or any combination thereof. Single rows of deciduous
shrubs will not block headlights.
3. Foundation shrubs need to be added to the north elevation.
4. On the site plan, please call out that the driveway will serve the property to the
west and that there will joint access to Harmony Road.
5. On the site plan, please add an ownership signature block, notarial block and
General Notes (see attached example).
6. Please indicate on the plat and site plan how the bridle path easement for
Fairway Estates is being preserved.

A fire lane is required. This fire lane shall be visible by painting and signage, and
maintained unobstructed at all times. A fire lane plan shall be submitted for approval
prior to installation. In addition to the design criteria already contained in relevant
standards and policies, any new fire lane must meet the following general
requirements:
❑ Be designed as a flat, hard, all-weather driving surface (asphalt or concrete)
capable of supporting fire apparatus weights. Compacted road base shall be used
only for temporary fire lanes or at construction sites.
❑ Have appropriate maintenance agreements that are legally binding and
enforceable.
❑ Be designated on the plat as an Emergency Access Easement.
❑ Maintain the required minimum width of 20 feet throughout the length of the fire
lane (for buildings three or more stories in height, minimum width of 30 feet along at
least one long side of the structure).
If a fire lane cannot be provided, the building shall be fire sprinklered.

Harmony Road improvements. In addition, existing cross slope information should
be provided along Harmony Road with lane configurations illustrated. The additional
information will help in evidence that drainage and rideability are maintained. At the
time of final submittal, additional information such as cross slopes and a flowline
profile of Harmony Road should then be provided.
