The street trees have been changed from Common Hackberry to Burr Oak and
Chinkapin Oak.
4. The Emerald Queen Maple trees that are shown have been selected to provide shade
for the patio and the south wall of the building. The placement of these trees is not
expected to hinder the view to the northwest for the abutting property owner.
5. A note has been added to the Plat, Site Plan and Landscape Plan describing the
allowable activities within the Mail Creek Buffer zone.
b. After discussion with City Staff, it has been agreed that an open rail fence along the
southern property line will not be installed.

Number 45: The easement document is being prepared and forwarded to the
Fairway Estates Property Owners Association. The rip rap basin and
the drain pipe leading to it have been moved closer to Mail Creek.
Moving the discharge point closer to Mail Creek is expected to reduce
the chance of erosion occurring further up the embankment.
Number 56: The concrete ditch is being removed from the subject property as part
of this project and being replaced with a grassy swale.
Number 57: The water quality outlet structure detail has bee replaced with the City's
standard water quality outlet structure detail.
Number 58: Redline comments found on the plans have been addressed and
drawings revised accordingly.
Responses to Current Planning Comments: Ted Shepard
Site lighting has been revised to reduce illumination levels and minimize spillage on
to neighboring properties and the Mail Creek Buffer zone. However, the foot candles
along the east property line near the pole mounted light remain slightly above the
recommended .01 level. This fixture does, in fact, have internal house side shields.
Installing an external shield may drop the light levels, but there is no photometric data
available to indicate results. The coniferous trees proposed to be planted along the
property line near this fixture should help shield light splillage on to the neighboring
property.
2. Additional plantings arranged in informal groupings have been added to the south
one-third of the site. Varieties include American Plum, Golden Currant and Showy
Milkweed. Not only will these mitigate views from Mail Creek, but will enhance the
ecological character of the natural habitat and provide year-round color. A second
layer of plants (Blauuw Juniper) has been added at the south perimeter of the drive to
provide additional screening from the natural habitat area of Mail Creek. It will also
provide more diversity of planting materials.
3. A fourth street tree has been added along Harmony Road. The trees have been
located to maintain a minimum distance of 10'-0" from district utilities (water line).

Number 26:
A written request for variance on the required length of the right turn
lane has been completed by S.A. Miro and will be sent to the City
Planner. A copy of the letter is included as part of this Final Plan
Submittal.
Number 27:
Drawing titles for sheets C1.20 and C1.21 have been revised as well as
the sheet index on sheet C0.00.
Number 49:
The Plat has been revised to indicate both an access easement and
emergency easement to the west property.
Number 51:
A second benchmark for the project has been added to sheet C0.00.
Number 52:
The revision list for all documents is required tracking data for use by
the funding sponsor of the project and must remain.
Number 53:
The project title has been revised to be consistent across all
documents.
Number 59:
The concrete ditch is being removed from the subject site as part of this
project and being replaced with a grassy swale. The location of the
sidewalk will maintain a minimum distance of 4'-0" from the swale.
Light & Power: Doug Martine
Number 50: A Commercial Service (C-1) form will be completed and submitted prior
to start of construction.
Poudre Fire Authority: Carie Dann
Number 54: The response given on our letter dated 4/18/2007 explaining that the
sprinkler system will be supplied by a 4" fire -service was incorrect and
may be the cause of some confusion regarding this comment. The
system will be supplied by a 6" line and is shown on Sheet CM 0. The
building will be sprinklered to NFPA 13 standards and will be subject to
inspection at the time of installation. It will be a design/build system
and a deferred document submittal will be made that includes hydraulic
calculations.

Number 20: Note 3 on sheets C1.40 and C1.41 has been revised to direct the
Contractor to design and have the City approve the pavement section of
Harmony Road at the time of construction.
Number 21: Cross slopes and flowlines in Harmony Road have been discussed with
city staff and the drawings have been revised to address their
comments. The match lines between sheets C2.00 and C2.01 have been
revised for clarity. A note has been added to sheets C2.00 and C2.01
calling out the spill curb.
Number 22: Letters of Intent have been prepared and sent to all off -site owners
affected by the offsite and/or right turn lane.

We have received Project Development Review Comments dated May 7, 2007. Following is
our itemized response to your comments:
Current Planning: Dana Leavitt
Number 33: Per Tim Buchanan's comments, twenty-four (24) of the planned fifty-
five (55) trees will be required to meet the Tree Species and Minimum
Sizes indicated in Division 3.2.1(D)(4) of the Fort Collins Land Use Code.
The remaining trees are allowed to be Reduced Minimum Sizes for
Affordable Housing Projects as indicated in Division 3.2.1(D)(5) of the
Fort Collins Land Use Code. The landscape plan and planting schedule
have been revised.
Number 36: The Site Plan and Landscape Plan have been revised to show the
detention pond outside the drip line of the existing trees.
Number 37: A note directing the Contractor to see Sheet C2.21- Drainage and
Erosion Control Plan for erosion control matting has been added to the
Landscape Plan.
Number 39: Additional plantings arranged in informal groupings have been added
to the south one-third of the site. Varieties include American Plum,
