The building entrance is located to take advantage of a southern exposure that helps keep walkways safer and clear of ice build-up. 6. Landscaped areas are large and consolidated providing beneficial shade and maximizing the impact of the landscaping around the parking areas. 7. Exterior mechanical and utility equipment will be screened with dense plantings and tucked into a recessed corner of the building Building 1. The building is designed with architectural treatment on all sides, including a variety of siding materials and surface modulation. 2. Roof overhangs are 48" wide, giving a strong cap and residential profile to the building. 3. Trash collection is handled internally using a rubbish chute and internal dumpster. The project is a 23-unit 3-story accessible, independent living apartment development designed barrier free for income qualifying adults with physical disabilities. 2. There is an on -site caretaker who occupies one of the 2-bedroom units in the facility. 3. The site development is guided by the primary financier for the project (U.S. Department of Housing and Urban Development, Section 811 Program) which monitors and requires that the development be maintained for its intended purpose for a period of not less than 40 years assuring not only ongoing maintenance but that additional site development or changed use will not occur within the 40 year minimum life cycle. Site 1. The site is designed to keep the developed area close to Harmony Road (within the design and access constraints of the City of Ft. Collins for the Harmony Corridor), take full advantage of the width of the property and align parking for the benefit of those parking in the accessible spaces. The design preserves a very large undeveloped portion at the south end of the site. 2. Due to the nature of their qualifying physical disabilities, on average, only about 40 percent of the occupants will drive vehicles, keeping traffic impacts to a minimum. (Based on ASI's experience with 117 HUD Section 811 & 202 apartment developments approved in 26 states across the nation over the past 25 years) 3. A fire access drive is provided as identified in the city's conceptual review comments. It is located on the west side of the site as suggested in other comments from that review.
