Connectivity plan to JFK/Hogan at Harmony — The City and developer are currently discussing improvements to accommodate non -vehicular traffic. Sidewalks are being provided along the front of the site that will tie into walkways on either side as adjacent development occurs. Discussions are underway with the City regarding the potential for an earlier extension of the sidewalk to the Hogan/JFK intersection with respect to legal and federal considerations. 6. Traffic plans/studies — The proposed project is, by its nature, of low impact and intensity. In light of this, the City is requiring a traffic memorandum be prepared to assess the specific traffic impacts of this development. A right turn lane is planned to extend over 400 feet to the West to accommodate the supportive housing site as well as adjacent lots with limited access to Harmony. Access to adjacent. properties is provided by a drive that runs parallel to Harmony. This is wholly contained in an existing City access easement across the north end of the property. Within this existing City easement is a narrow bridle path easement that runs along Harmony Road and located on what wilt be the new City required service road. Though ASI does not plan to eliminate the easement from the plat, the City may at some point require that the easement be vacated in lieu of the new service road and/or the bridal path's functionality in lieu of the wider public side walk area in close proximity. G N Memorandum Project: Fort Collins Supportive Housing Fort Collins, Colorado Project No.: 05.11.04 Date: September 13, 2006 Response to Fairway Estates ACC Comments: Landscape Plan— A preliminary landscape plan has been prepared for the project. The final landscape plan will comply with all City of Ft. Collins requirements including addressing appropriate specific areas of landscape or fence buffering between proposed site improvements and adjacent properties. Since there are no particular hazards on site, fencing is not planned for the project. 2. Utility Plan — Layout and design of utilities will be done in strict compliance with City and agency regulations.: The project will: be sprinklered for fire protection. Separate domestic water will be brought to the site. Other utilities include connection to the public sanitary system, and natural gas service for mechanical systems and heat. Appropriate screening will be provided as required. A coordination meeting will be held with affected utilities. All utility connections are anticipated to occur via underground connection from the building to the respective utility running along the Harmony corridor. A stormwater plan will be provided which will show necessary filtration ponding and detention as required by the authority having jurisdiction. A preliminary grading plan has been prepared showing the drainage concept and the location of a depressed stormwater pond.
