In the neighborhood meeting held September 18 several concerns were raised relative to
physical features and building placement, including access, obstruction of view, landscaping.
and safety. In an effort to respond to these site design comments, we find several items will
involve the City of Fort Collins and their plans for the Harmony Road Corridor. Following are .
questions/comments related to the attached marked up site plan dated 11A7/2006.
1. Building Setback and Access Easement
Since the parcel to the East has a curb cut on Harmony, is there any reason the existing
access easement that runs across the north and of the property couldn't be vacated? Doing
so will permit the apartment building and parking to be located closer to Harmony, opening
up views west for the adjacent. residents. Also. elimination of this parallel easement to
Harmony will give us more space to deal with the drainage ditch and the sidewalk.
2. Sidewalk Access to Hogan and Drainage. Ditch
Off -site sidewalk infrastructure is not an HUD approved expenditure, typically requiring
separate earmarked funds. Reimbursement from the adjacent property owner to the.East
may be possible: however, the cost of this work across the fire station she will need to be
discussed. What is the City's preferred walk width and relationship to the roadway? We'd
also like to widen the drainage swale and eliminate the steep concrete side slopes.
