09/17/2013: For clarification, the City cannot guarantee at this time that the "TEE" intersection
with New Vine Drive west of Merganser will be allowed as a full movement intersection. It is
recognized that the Site Plan indicates it as a limited turn intersection.
08/21/2013: Sht OU1: At this time the City cannot give assurance of providing 2 full movement
accesses on either New Vine or Timberline.
Response: Individual intersection movements will be further discussed and designed during Preliminary
Development Review of Waterfield.

09/17/2013: Even though it's not stated in the CDP TIS, it should be understood that each PDP
submittal will need to evaluate its traffic impacts at the Vine and Lemay intersection. The
intersection is approaching levels of service failures which per City Codes may need to be

and turning movements allowed at intersections.
Response: The medians have been removed from the engineering drawings. Movements are now only
shown on the site plan.

read. Please revise and complete note. 08/19/2013: Street connectivity is not being met
north of this property because of the irrigation ditch. Please include this in the general notes.

Internal local streets do not need to be shown from an engineering standpoint. Please include
arrows or symbols showing the access and spacing of access into the property along with all
access off of collector and arterials. Additionally, please denote what type of movement each
access is i.e. (Full, 3/4, right in right out, etc.)

08/13/2013: Light & Power has existing electric facilities running along both sides of Merganser
Dr. to the North of edge of the Bull Run development with vaults and stubs existing. Any
relocation or modification to the existing facilities will incur system modification charges.

08/13/2013: Light & Power currently has no electric facilities near the proposed school site.
This would have to be brought form Tumberry & existing Vine Dr. and possibly through the
subdivision to create a loop feed. If 3-phase will be required for a park or possible recreation
area coordinate this early on with Light & Power Engineering.

09/18/2013: Regarding Parcel C and the size of the future L-M-N neighborhood center, It's not
clear how four acres are netted out resulting in a five acre center. If the future Conifer
right-of-way, irrigation ditch easement and electrical transmission line easement result in four
acres, then a note should be provided indicating these existing and future conditions.
Response: A note has been added to the ODP under the Site Data table. Additionally, from the 9.3 acres
2.0 acres is the electrical easement, .6 acres is taken by the proposed community trail, 1.5 acres will be
dedicated ROW with the addition of Conifer Street and connecting the local street to conifer, 1.7 acres are
within the Larimer and Weld County Canal ROW leaving 3.5 net acres of developable land.
