HomeMy WebLinkAboutFORT COLLINS SUPPORTIVE HOUSING - PDP - 08-07 - CORRESPONDENCE - (15)building located on the south side of Harmony Road and west of Hogan Drive. It abuts the Comfort/Alpine
Dental site which is between P.F.A. and Supportive Housing.
A seven foot wide sidewalk will need to be constructed from Supportive Housing to the Harmony/Hogan
intersection. In accordance with an agreement worked out in conjunction with the Comfort/Alpine Dental
P.D.P. back in 2003, this sidewalk will be constructed as follows:
1. The applicant will build the walk along their frontage.
2. The applicant will build the walk along Comfort/Alpine Dental's frontage and get reimbursed. (A Letter of
Intent is being worked out.)
3. The applicant will seek reimbursement from Street Oversizing for the oversize portion of the walk.
4. Street Oversizing and P.F.A. will build the walk along the frontage of Station 5. P.F.A. will pay for the
local share and Street Oversizing will pay for the oversize portion. P.F.A. agreed ton contribute $4,500 for
their local share.
Supportive Housing P.D.P. is in the first round of review. Dedications or right-of-way need to be executed
where necessary. It is everyone's desire to have the sidewalk completed across all three properties by the
time Supportive Housing receives Certificate of Occupancy.

Thanks for the clarification of whats happening. You mentioned the sidewalk will be built according to the
approved plans. Are those already developed? I'm curious how far away the sidewalk is from the ditch and
if a gaurd rail is required? I also want to see what sort of landscaping sprinkler issues I'm going to have.
The $4500 has been sitting in a coffee can in my office for a few years now. I don't believe its grown any. I
think this is all we can give.

Hello Gary, I see where Bob gave you the triple exclamation point treatment. I don't think it's that urgent
but here's the tentative schedule:
1. Fort Collins Supportive Housing P.D.P. needs to be scheduled for a public hearing with the P & Z
Board.
2. If they get approval, then they turn around and submit for Final Compliance.
3. Then they must complete Final Compliance by recording the plat, utility plans, site plan, landscape plan,
architectural elevations, lighting plan.
4. They must also enter into and sign a Development Agreement.
5. The D.A. will obligate the applicant to build the walk from their property line to Hogan.
6. Their contractor will construct the walk according to the approved plans.
As you can see, they have quite a ways to go.
Ultimately, all you do is cut a check for your share. Remeber, the estimate of $4,500 is a few years old. It
could be more depending on materials and labor. Matt Baker could give you the latest on cost estimates.

Bob Poncelow forwarded your e-mail to me as I now handle these issues. Is there a particular timeline that
your expecting this to happen in? Is someone besides us going to be responsible for coordinating
construction of the sidewalk and all we do is pay our $4500?
