OF BFARING i Harmony Technology Park — Phase One Office Building MAVDevelopment 20 November 2007 Design Team: Developer — MAVDevelopment, Mark Melchi Architect — Humphries Poli Architects, Joe Poli Landscape Architect — BHA Design, Angela Milewski Civil Engineer — Stantec, Jim Allen -Morley Proiect Description The current proposal includes a four-story 75,000 gross rentable s.f. office building to be constructed near the southeast corner of the intersection of Harmony Road and Technology Parkway. A second building of the same size is currently contemplated to be built adjacent to the first phase with a common courtyard. The buildings will be constructed in two separate phases. This is an initial phase of the development of the remaining Harmony Technology Park development; envisioned as a corporate campus including office, research and technology, flex -office and related uses. The location of these initial office buildings has been carefully considered to create a signature architectural statement along Harmony Road. An approved development plan and plat currently exists for this site with vesting still in place. The market for the larger -sized office buildings contemplated at the time of the design has shifted, so smaller office buildings are now being proposed in this location. -r"iF A change in the alignment of Timberwood Driv rs also being considered. If elected, we would expect this change would require a Vmendment to the approved ODP for the site. This change would not affect the vehicular or pedestrian circulation for this first phase building. Questions/Discussion Items: 1. Buildings are planned as virtually identical office buildings with shared common pedestrian space and outdoor amenities between them. How can we identify amenities to help us meet the requirements of Section 4.26.E.3.b. CAM? us 2. Since approved plans are in place for this site, what process will be required for tdel review of these changes to the site and architecture? /1 i^'ox• � M Ar/L 3. We have shown expected roadway improvements required for Phase One. �� b . What expectations are there for other infrastructure improvements needed with this initial phase? (i.e. off -site road improvements, utitilities, pedestrian connections, etc) 4. Will signal at Harmony/Technology Parkway be allowed/required immediately with construction of Technology Parkway?
