[7/17/08] Please provide a drainage easement for the storm sewers highlighted on the
redlines. Drainage easements are normally required when conveyance elements are
necessary to carry the design flows. Roof drain laterals and piping are not required to be in
a drainage easement.
Response: A 20' easement has been added to the plat in the location requested.

[7/17/08] Please provide a conveyance mechanism other than the sidewalk itself for the
sidewalk along Harmony Road. The area of concern is highlighted on the redlines. When
the sidewalk carries flows, ponding and icing on the sidewalk have been a problem in the
past.
Response: A swale has been provided to carry flow next to the sidewalk. A
representative cross section detail has been added to the grading plan as well.

[7/17/08] Please provide a signature block of approval for the owner of the irrigation line
that is being modified.
Response: We will not be adding the signature block to the plans but instead will
have a signed agreement between the ditch user and the owner to allow modifications
to the irrigation ditch. A copy of -the agreement will be provided when available.

[7/15/08] City utility maps show the water main stub extending east of Tech Pkwy as 12-
inch rather than 8-inch? Do you have other information showing 8-inch?
Response: The plans have been modified to represent the existing 12" water line.

[7/15/08] If the water line extending north from Timberwood will ever have domestic
services connecting to it, it should be looped now for water quality purposes.
Response: This water line will not have any services connected to it. In the future a
separate line will be constructed with a closed loop for new tenants.

Response: Stantec was informed by Engineering Dept there are no additional
comments from Technical Services.

[7/14/08] The plat creates a sign easement which would theoretically be dedicated to the
City. A sign easement shouldn't be dedicated to the City as it has no public benefit. The
utility providers may object to the overlapping of a private sign easement with a public utility
easement.
Response: The sign easement has been removed from the plat and plans.

[7/14/08] The private 24" irrigation pipe would not normally be allowed in Harmony Road
right-of-way without an encroachment permit issuance. What is the use of the pipe/irrigation
system?
Response: The 24" irrigation pipe will be used to convey irrigation water from the
existing irrigation pipe and structure to the earthen ditch. The existing concrete ditch
section will need to be removed and a pipe constructed to accommodate the
construction of the 8' public sidewalk.

prior to final sign off on the drawings...
Response: The Owner is working with Intel to secure a letter of agreement for work
on Intel property. A copy of this agreement will be provided as it becomes available.

[7/16/081 Have turning templates been done for verification that the median nose at
Technology and Timberwood doesn't hamper turning movements onto the site or turning
movements from Intel to Technology? Please provide an exhibit for our records.
Response: Turning templates have been complete and exhibits have been sent to
Mark Virata on 7/18/2008. Turning templates were also sent to Intel and approved.

[7/2/08] The C-1 form has been received. Coordinating a location for the electric
transformer is still required.
Response: The location for the transformer has been confirmed. It is off the
northeast corner of the building. The size of transformer has also increased. Please
review Utility Plan sheet for location..
[4/8/08] The developer will need to provide Light & Power Engineering with a completed
Commercial Service (C-1) form outlining the electric needs of the building. A location for a
transformer, and the electric development charges will also need to be coordinated with
Light & Power Engineering (221-6700).

[5/2/08] The portion of Timberwood Drive not being built at this time fronting the
development and Pond 101 would need to be obligated for at this time. The details of this
will need to be worked out. I do need to verify with the City Engineer that not having this
roadway built at this time is acceptable, as we've relooked at the concept of postponing
construction of roads after some issues on other projects that have taken place.
Response: Please let us know if this is acceptable not to construct the portion of
roadway. The turnaround will allow for pavement to limit of lot boundary. Also need
to determine if Owner obligation would be for sidewalk or full road section. Limit of
Owner obligation will need to be defined for Development Agreement.

be obligated for at this time. Like Tlmberwood Drive, the details on this need to be worked

elements of analyzing local street portion obligations for Harmony Road as well as design
