Section 3.2.2(C)(5)(a): "Drive aisles leading to main entrances shall have walkways on both sides of the drive aisle." Let's discuss the length of this walkway. 2. Please indicate the 80-foot buffer along Harmony Road. 3. 1 prefer that the Site Plan use a heavy line for the property boundary. And, please delete all contour lines and utility layers, including the private storm sewers. 4. Please see redlines for miscellaneous comments regarding labeling and dimensions. 5. The Landscape Plan and Lighting Plan do not appear to be coordinated. There are an excessive number of parking lot light fixtures located in landscape islands. When trees start to reach eight to ten years growth, there will be foliage that blocks the fixtures resulting in less light reaching the ground. This is an inefficient use of energy. Please relocate the light fixtures to minimize this conflict. 6. On the Lighting Plan, please tie the Schedule to the Specifications. Please indicate lumens, wattage and quantity. Be sure to indicate that the Light Loss Factor is 1.00. Fixture and pole colors should be specified to bronze or black. White poles will not be allowed. 7. On the architectural elevations, Staff is concerned that there is an inconsistency in the labeling of the roof top mechanical screens. All screens should be "architectural brick veneer panels" to match the material used on the face of the building. Metal panels will look out of character for this building in such a prominent location. Be sure and return all of your redlined plans when you re -submit. If they are an EXTRAN model would be needed. Discuss in the report what development assumptions are made in the model, most notably that the site will develop at an 80 percent impervious rate. If it is preferable to have a wetland bottom pond then a landscape plantings, soil preparation, hydrology and design that would sustain a wetlands bottom pond should be provided. We would be happy to sit down with the engineer, the landscape architect and discuss such a design. The City's Natural Resources Department should also be involved. The rip rap rundown for detention pond 101 may present a maintenance problem. Some erosion control fabric to overlay the topsoil or a turf reinforcing mat is recommended. Please show location of proposed vehicle tracking pad. Please provide erosion protection (erosion control fabric) for the flows entering the pond from the proposed temporary swale. It would be helpful to see a proposed layout for the building to the east to see how the water main routing fits together. The fire line may still connect to Harmony Tech Parkway paralleling the domestic service. Adjust easements as needed. The information provided on C-276 shows that the proposed grade would be lower than existing. Please have the drawings reflect the appearance of the truncated domes rather than the scoring to alleviate any potential confusion. Said note shall read: Private Conditions, Covenants, and Restrictions (CC&R's), or any other private restrictive covenant imposed on landowners within the development , may not be created or enforced which has the effect of prohibiting or limiting the installation of xeriscape landscaping, solar/photo-voltaic collectors (if mounted flush upon any established roof line), clothes lines (if located in back yards), odor -controlled compost bins, or which has the effect of requiring that a portion of any individual lot be planted in turf grass. The details of this will need to be worked out. I do need to verify with the City Engineer that not having this roadway built at this time is acceptable, as we've re-evaluated the concept of postponing construction of roads after some issues on other projects that have taken place.
