Subject: Storybook2"d Filing Review Comments
Dear Ted:
No, 0654 P. 2
I've been reviewing the comment sheets for this project dated April 29, 2013, and would like to add a few
from the District:
The applicant has been working with the District to address the off -site retention pond as stated
under the Stolinwater Engineering comment #3. This requirement was part of the original sale
agreement for the school site. It is also my understanding that the new Low Lnpact Development
(LID) requirements may have an effect on the 20' off -site drainage easement between our
adjoining properties. Some form of long-term maintenance agreement needs to be considered for
both the drainage easement and retention pond.
The City Master Street plan still shows a 2-lane collector street running north/south between our
properties. This future right-of-way needs to be coordinated with the drainage easement,
retention pond location, as well as the Chesapeake Drive extension.
The access and utility easement between lots 61 and 62 may be restricted in the future due to
security reasons. At this time, the District has not identified the use of this portion of the
property, or age -group of children in this area. With the extension of Tittle John Lane to the
north, and Chesapeake Drive to the east, I would suggest that the "access" portion of this
easement be deleted.
• Asper District standard, gates from individual lots will not be allowed direct access to. District
property.
Should you ]rave any questions, please call me at 490-3412.
Sincerely,
Poudre School Dish•ict
