The project is the proposed Downtown Hotel and Conference Center Modification of Standards (File #06-08). This is a request for two 'stand-alone' modifications to standards found in the City's Land Use Code. One modification request pertains to the allowable height standard in the Downtown District, Old City Center Subdistrict, and the other request pertains to the standard requiring a 35-degree step back above the Td story of new buildings in this subdistrict. 'Stand-alone' means that the Planning and Zoning Board will consider only these two requests for modification at this hearing and not the entire project design. If the height and step back modifications are approved at the hearing, the developer intends to move forward with the project and will submit a full Project Development Plan for Planning and Zoning Board review at a subsequent hearing, for which you will receive a separate invitation. If you have any interest or concern about this proposed project, you are encouraged to attend this public hearing. At the hearing, you will have the opportunity to hear from City staff and the project applicant about the details of the modification requests. You will also be given the opportunity to ask questions about the requests and to state your views about the project. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record Keeping, or because of rental situations, a few affected property owners may have been missed.
