HomeMy WebLinkAboutTHORLAND SUBDIVISION PDP - PDP - 9-08 - SUBMITTAL DOCUMENTS - ROUND 1 - CORRESPONDENCE-CONCEPTUAL REVIEWThorland Subdivision Response to Conceptual Review dated June 20, 2007 Meeting date June 11, 2007 Response to comments: Jenny Nuckols — Zoning This subdivision plan complies with all regulations and standards set forth in Article 3 General Development Standards and the Permitted Uses, Land Use Standards and Development Standards in Division 4.2 — Urban Estate District of the Land Use Code (LUC). Randy Maizland — Engineering Department 1. No vehicular TIS is required by Traffic Engineering as indicated by the attached e-mail dated February 21, 2008, by Ward Stanford, Interim Traffic Engineer. 2. No pedestrian or bicycle LOS analysis is required as indicated by the attached e-mail dated February 21, 2008, by Denis Weston, Transportation Planner. 3. No public improvements are associated with development on this property. 4. Necessary additional street right-of-way (ROW) and easements behind the ROW for Kechter are included. 5. Our intent will be to escrow money for the improvements on Kechter Road. 6. Permanent access easement has been included. 7. Dedicated ROW for future connection to the developable property to the east, per Section 3.6.3 of the Land Use Code has been included. 8. Construction plans are not included as part of the PDP. Our intent is to go through the building permit process once the sub -division is complete. Roger Buffington — Water/Wastewater Department 1. The Fort Collins/Loveland Water District has an existing water main on Kechter Road. We will be tapping off the water line to service domestic water and fire sprinkler system. We will continue to receive service from the FCLWD. 2. No sanitary sewer line is within acceptable distance to connect sewer. We have talked to the health department (Doug Ryan) and the wastewater department (Terry Farrill) and will be installing an engineered septic system for the new residence. 3. The total imperviousness of lot l is —17%, the total imperviousness of lot 2 will be —61/o, and therefore, according to comments, no water detention or water quality treatments would be required. See Thorland Subdivision Drainage Study letter provided by JR Engineering. 4. The New Mercer ditch superintendent will sign the plans because of the ditch lateral that runs through the property. Carie Dann — Poudre Fire Authority We will install a residential fire sprinkler system as required by fire code. A fire hydrant is located on Kechter Road in front of the property to the east. Annexation is complete and is zoned urban estate as requested in the conceptual review letter. This development proposal is in compliance with the requirements set forth in the City's LUC, specifically Article 2. Administration (Development Review Procedures), Article 3.General Development Standards and Division 4.2 urban Estate Zoning District.
