Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/devel opmentre view The purpose of this report is to satisfy the requirements of CRS 31-12-108.5 which indicates that a municipality shall prepare an annexation impact report and file a copy of the report with the Board of County Commissioners governing the area proposed to be annexed. Attached to this report are the following: (a) A map showing the present and proposed boundaries of the City of Fort Collins in the vicinity of the above referenced annexation. The proposed boundaries of the City of Fort Collins are depicted by the Growth Management Area boundary as agreed to by the Larimer County Board of Commissioners and the Council of the City of Fort Collins and contained in the Larimer County and City of Fort Collins Intergovernmental Agreements. (b) Maps showing present streets, utility service areas, stormwater basins, waterways, City of Fort Collins Structure Plan, City of Fort Collins Zoning, and the Fossil Creek Reservoir Area Plan. This is a voluntary annexation and zoning of an area that'is approximately 39.61 acres and within the Growth Management Area. The property is located approximately 1,275 feet south of the intersection of Kechter Road (East County Road 36) and South Timberline Road. Contiguity with the existing municipal boundary is gained from a common boundary with the Bacon Elementary School site on the south, along South Timberline Road to the west, and with lands known as the Liebl Annexation (January 4, 2005), Kechter Crossing Annexation (December 4, 2012) and the Kechter No. 1, 2, & 3 Annexations (September 4, 2012) to the north. The proposed zoning is Low Density Mixed -Use Neighborhood Zoning District (L- M-N) which is in conformance with the Fossil Creek Reservoir Sub -area Plan and the City of Fort Collins Structure Plan.
