Steve,
I wanted to express my concerns over the project Glenwood Group is proposing next to the Cambridge
House on Plum Street. I think the project has a lot of merit and I think the owners will do a great job of
running it. The following are concerns I would like to have addressed during the approval process.
1.) Will this negatively affect the Campus West Plan that the city has directed for the area?
2.) Is there a presence being set for turning a public street (Scott street) into a private use?
3.) What is the plan if Scott Street was to go through to Elizabeth at some point in the future
4.) What landscape requirements are there for putting a four story parking garage on a lot next to
existing residential units, on both sides? I have 42 bedrooms that will look directly into the side
of the parking garage. The condo project to the west of the garage is also close. This is a huge
visual impact that needs extensive landscaping to mitigate the effect this large structure will
have.
5.) Has a traffic study been done?
6.) Will parking requirements be addressed when they ask for a variance for the 3 unrelated law?
7.) The sidewalk on the south side of Plum St. dead ends at my east property line. Because there
will be 455 new students living at the new project will that sidewalk need to be extended to
shields by the developers? Plum St. needs major improvements for traffic, pedestrians and bike
lanes. There are thousands of people that walk or bike along this area of Plum St. and I hope the
necessary safety issues will be mitigated.
8.) Because of the increased heavy foot traffic impact from the garage can you require the
developer to put a fence up between our property lines that abut Scott Street? I think there will
be many people that want to take a short cut through my property to get to shields. I don't think
the approach of "put my own fence up if you don't like it" is adequate given the increased
impact caused by this project.
I have not seen the entire project to date. These are the items that come to mind. As the project goes
along I will keep you informed of other concerns as they arise. Thank you for your time and efforts in
this project.
