College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning Dear Resident/Property Owner: July 17, 2009 On Monday, August 3, 2009, at 5:00 p.m., in the Community Room of the City office building at 215 North Mason Street, Fort Collins, Colorado, the City of Fort Collins Current Planning Director will conduct a public hearing to consider a re- development proposal in your neighborhood. The project is referred to as Meldrum Street Townhomes — Request for Modification of Standard, #8-09. As proposed, Meldrum Street Townhomes is a re -development of the four existing houses located at 221, 223, 225 and 227 North Meldrum Street. These lots would be consolidated into one project. This is a request to modify the standard that requires that in the rear one-half of the lots, there is a maximum floor -to -area ratio of 0.33. The request is to increase this floor -to -area ratio to 0.669. (The floor -to -area ratio shall mean the amount of gross floor area of all buildings, including garages, on a lot divided by the total lot area.) For the rear one-half of the four consolidated .lots, the standard requires that no more than 3,778 square feet of total floor area be allowed. Under the Request for Modification of Standard, the applicant is asking for 7,658 square feet of total floor area including garages. This represents an increase of 3,880 total square feet. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
