Under option 2, you have provided an illustration that shows a 2-story building totalling 22,895 square feet which matches the total lot size of 22,895 square feet which is permitted in the N- CB. What I do not see is under option one, with two buildings, what is the total floor area? Is it less than 22,895 square feet? If so, then this would demonstrate that your proposal is "...better than..." a plan that would otherwise comply with the Code. The two exhibits demonstrate a sharp contrast in the distribution of the mass.
