The setback for that portion of th building is 12'-3" as shown on Exhibit A. The walls of the 2 story components of the building do not exceed 22' in height, requiring a minimum of 7'-0" setback. The 2 story element of the front portion of the building has a 12'-3" setback, while the 2 story element of the rear portion of the building has an 18' setback. Only the 1 story element in the rear is at the 10'-3" setback. Meldrum - Height Hello Mike and Olexa - I am revising my Meldrum Townhomes staff report. I need to verify that the project would meet (or exceed) the sideyard setback requirement for the portion of the building that exceeds 18 feet in height. I can see on Exhibit A that the project exceeds the sideyard setback of five feet by providing 10 feet 3 inches. This would apply for the first 18 feet of building height. But, for every two feet in height thereafter, you need to have one additional foot of building sideyard setback. (Note - with a 10 foot sideyard setback, you would comply with the standard for a building height of 28 feet.)
