College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning March 5, 2009 On Monday, March 23, 2009, at 5:00 p.m., in conference room A of 281 North College Avenue, Fort Collins, Colorado, the City of Fort Collins Current Planning Director will conduct a public hearing to consider a development proposal in your neighborhood. The project is referred to as Meldrum Street Townhomes — Request for Modification of Standard, #8-09. Meldrum Street Townhomes is a proposed project located at 221, 223, 225 and 227 North Meldrum Street. These lots would be consolidated into one project. This is a request to modify the standard that requires that in the rear one-half of the lots, there can be no more than 33% of the land area covered by a building or a garage. The request is to increase the building coverage to 38%. For the rear one-half of the four consolidated lots, the standard requires that no more than 3,777 square feet of building coverage be allowed. Under the Request for Modification of Standard, the applicant is asking for 4,366 square feet of building coverage. This represents an increase of 589 square feet. The City Current Planning Staff and Director consider your interest and input in this matter, as well as your neighbor's input, an important part of the City's review of this proposal. If you are unable to attend, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
