Subject: Plum Street Project
Rondo,
This past week as you stated has been productive and I'd like to recap our 2-9-09 meeting amongst your
team and City Staff as well as our subsequent telephone conversations on 2-12-09.
At the 2-9-09 staff meeting we had identified some options that resulted in the City indicating that it
would need to revisit the ability for the project to use portions of the ROW for drainage purposes.
Additionally, your team was going to provide some alternative sketches based upon our 2-9-09 meeting
discussion for our staff to review and after the City's review of the sketches the City would indicate the
need for additional information or indicate that the project is ready for a resubmittal. The resubmittal
needs to address the key issues that we have been discussing as well as all of the comments from your
first application submittal of 10-22-08 as outlined in the 11-17, 2008 letter from Anne Aspen.
The resubmittal will result in a 2 week staff turn -around time. At the conclusion of the resubmittal
review, staff will schedule you for another Staff Review meeting (this is the Wednesday meeting you've
attended in the past). At the conclusion of the Staff Review Meeting a determination by staff will be
made, based upon the scope of outstanding issues that need to be addressed, if your application is ready
for public hearing.
As discussed during our phone conversation on 2-12-09, this is a Type 1 application, which requires a
public hearing before the Administrative Hearing officer (there is an appeal process etc...). Upon
preliminary approval your next step is the submittal of Final Plans. The Final plan submittal will result in
a 4 week staff turn -around time and conclude with a Staff Review meeting outlining any issues that need
to be addressed with a resubmittal (if a resubmittal is necessary staff will turn around the comments
within 3 weeks and schedule another Staff Review meeting) OR a determination that you may submit
your final mylars and initiate the Development Agreement process with the DRC (Development Review
Center) Engineer on your project (Marc Virata). Once the aforementioned are completed, your
Development Construction Permit (DCP) may be approved/issued (this is Coordinated with your DRC
Engineer - Marc Virata). Please note that you may submit your building permit applications for review
prior to your Final plan approval for city staff to review but the DCP and building permits cannot be
issued until the Final Plan and Development Agreement have been approved and signed (Mike Gebo can
assist with any building permit questions.)
Additionally, please note if you will be vacating any ROW that we will need to discuss the scope/process
of this and work with Engineering (Marc Virata) to determine where in the overall scope of the project,
this process falls.
