College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning March 23, 2009 On Tuesday, April 7, 2009, at 6:30 p.m. (or as soon thereafter as possible), in conference rooms A - C at 281 North College Avenue*, Fort Collins, CO., the City of Fort Collins Hearing Officer will conduct an Administrative Public Hearing to consider a development proposal in your neighborhood. A decision on the proposal will result from this public hearing. Please access the building by the door on Maple Street (on the north side) or the door on North College Avenue (on the east side). This is a project known as 318 West Myrtle Townhomes - Project Development Plan (File #5-09). This request is to remodel and add a 2"d story onto the existing house at 318 West Myrtle Street; and, add 4 new 2-story townhome dwelling units to be attached to the north end of the existing house. Each new dwelling unit will contain 2 bedrooms and will be 836 to 960 square feet in size. A new parking lot for 8 vehicles will be added to the north end of the property. This lot will be accessed from the alley along the east side of the property. A Project Development Plan submittal (for review of the actual Site Plan, Landscape Plan, Building Elevations, and other supporting documentation) was made to the City on January 28, 2009, and has been through 2 rounds of development review in the City. Included in the submittal was a request for modifications of standards set forth in the Land Use Code regarding front yard and side yard setbacks as they relate to the existing house at 318 West Myrtle Street. This property is located on the north side of West Myrtle Street, just on the west side of the alley between South Howes Street and South Meldrum Street. The property is zoned NCB - Neighborhood Conservation, Buffer (please see attached Vicinity Map). The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
