Dear Neighbor:
On Thursday, July 18, 2013, beginning at 6:00 p.m., in City Council Chambers, City Hall, 300
LaPorte Avenue, the City's Planning and Zoning Board will hold a public hearing regarding the
Magnum Motors of Loveland Project Development Plan.
This hearing is regarding a request for a change of use from a.vacant convenience store with
fuel sales to an automobile dealership. With this request, Magnum Motors is proposing to
adaptively re -use the existing structure and site. No major exterior changes or additional
buildings are proposed. This change of use will be only for vehicle sales/leasing; no repairs or
oil changes will take place on the site. The 1.24 acre site is located on the east side of South
College Avenue, at 5900 South College Avenue. The site is zoned General Commercial and car
dealerships are a permitted use in this zone district.
At the hearing, you will be given the opportunity• to state your views to the Board about the
project. The full project documents are available on the Planning and Zoning Board's website at
http://www.fcgov.com/citVclerk/planninq-zoning.php.
At the hearing on July 18`h, the Planning and Zoning Board will be making a decision regarding
the proposal; however Planning and Zoning Board decisions are appealable to City Council
within 14 days of the hearing.
The Planning and Zoning Board considers your input an important part of the process. If you are
unable to attend the public hearing, but would like to provide input, written comments are
welcome via U.S. mail to the address above or you may e-mail comments directly to me to
forward to the Board at clevingston@fcgov.com.
Please note that the notification mailing list is derived from official records of the Larimer County
Assessor. Because of the lag time between occupancy and record keeping, or because of rental
situations, a few affected property owners may have been missed. Please feel free to notify your
neighbor of this hearing so all may have the opportunity to attend.
