Up front, I ask that you keep in mind that this is my first commercial project that I have worked on in Fort Collins and I am all together out of sync on how things progress. For Aspen Dental, this is what I understand: • We have been given the go ahead to take our project to Mylars; however, this does not constitute Final Approval. * Final Approval occurs when the utility plan mylars have been reviewed and signed by the appropriate departments, the Development Agreement is signed by the City, and the Site Plan is signed by the Planning Director. We then record the mylars in our Technical Services Department and you have final approval. We may submit our Mylars back to you (I assume that you need a one sheet of everything?) once we have the last comments picked up. * We will need one (1) mylar of each sheet of each document. Please contact Susan Joy to find out if she needs any paper copies of anything. I do not need paper copies of the Site Plan, Landspace Plan, and Building Elevations Plan; however, I hope you have addressed all of my comments on the mylars. Otherwise, they will be sent back to you. • Is there a routing sheet you could forward to me? * If we are in the mylar stage of review there is no need for a routing sheet. The utility plan mylars will be routed to Engineering, Stormwater, Water/Wastewater and whoever else Susan determines needs to see them and possibly sign them. I will do the final checks on the Site Plan, Landscape Plan, and Building Elevations Plan mylars. • Are the mylars under review or are they being circulated for signatures? * I have no mylars in my gffice. What has been submitted, when, and to who? • We can submit our project to the Building Department to get the process started, though a permit cannot be pulled until Final Approval has been given. * Yes, you can submit the project to the Building Department to get that process started. How far they will go with their review must be determined by them. No permits can be issued until the Final Plan documents (Site. Landscape, Building Elevations, utility plans) are recorded in the City's Technical Services Department. • My assumption is that once the mylars have received the required signatures that a letter will be sent stating that our project has been approved and that we are able to pull the permit. Is that correct? Of course this depends on us making sure that all comments are picked up... * We do not always send out a letter stating that the project has been approved, generally upon request only. You will be able to pull a permit when the mylars of all plans are recorded, printed by Technical Services and copies routed to the appropriate departments. When they receive their paper copies of the recorded documents they can lift any holds they have on the project. We will not sign (approve) the mylars and record them until all staff comments are sufficiently addressed.
