appears there will be a fitting with thrust block which will bear against the water service/curb
stop/meter pit. Revise so that thrust block bears against undisturbed earth and avoids
damage to water service (or revise to eliminate fitting and thrust block at that location).
Response: The alignment of the water services have been updated to eliminate the fitting
and thrust block at this location.

square footage into consideration.

Response: A trash enclosure has been added to the site plan. Sunstone Commerciai
Association has been contacted regarding the required approval letter and has been
included with this resubmittal_
This completes staff (and outside reviewing agencies) review and comments at this time.
Red -lined plan from City departments are included with this comment letter. Additional
comments and red -lined plans may be forthcoming. Another round of staff review really is
necessary. This proposal is subject to the 90-day revision re -submittal requirement
(from the date of this comment letter, being February 5, 2009) as set forth in Section
2.2.11(A) of the Land Use Code. Be sure and return all red -lined plans when you re-
submit. The number of copies of each document to re -submit is shown on the attached
REVISION ROUTING SHEET.

[1 /30/09] The Developer needs to get written approval/permission for drainage to enter the
Sunstone Mixed -Use Site and for Aspen Dental to use the Sunstone Mixed -Use detention
pond for this site's detention requirements.
Response: Per communication with City staff and further analysis, it has been determined
that onsite detention is required. The site now allows for onsite detention/water quality;
therefore. the approval letter from Sunstone is no longer applicable.

a higher rate, an analysis needs to be performed to see if there is any negative effects down
stream of the detention pond.

[1/28/09] REQUIRED ACCESS.
A fire lane is required. This fire lane shall be visible by painting and signage, and maintained
unobstructed at all times. A fire lane plan shall be submitted for approval prior to
installation. In addition to the design criteria already contained in relevant standards and
policies, any new fire lane must meet the following general requirements:
• Be designed as a flat, hard. all-weather driving surface (asphalt or concrete) capable of
supporting fire apparatus weights. Compacted road base shall be used only for
temporary fire lanes or at construction sites.
O Have appropriate maintenance agreements that are legally binding and enforceable.
O Be designated on the plat (or by separate document - please consult Susan Joy) as an
Emergency Access Easement.
fd Maintain the required minimum width of 20 feet throughout the length of the fire lane
(30 feet for buildings three or more stories in height). PLEASE NOTE: The fire lane
shall run the entire length of the north -south drive aisle, running from north drive cut to
south drive cut (borders of the property).
Response: An emergency access easement has been shown on the drawings to meet the
fire lane requirements and is designated on the drawings with signage.

ADDRESS NUMERALS: Address numerals shall be visible from the street fronting the
property, and posted with a minimum of 6 inch numerals on a contrasting background.

not taken directly off Timberline, PFA will require TWO sets of address numerals: one
mounted on the Timberline side of the building, and one mounted on the east ("front

[1/28/09] WATER SUPPLY: Fire hydrants, where required, must be the type approved by
the water district having jurisdiction and the Fire Department. Hydrant spacing and water
flow must meet minimum requirements based on type of occupancy. Minimum flow and
spacing requirements include:
Commercial, 1,500 gpm at 20 psi residual pressure, spaced not farther than 300 feet to
the building, on 600-foot centers thereafter
Residential within Urban Growth Area, 1,000 gpm at 20 psi residual pressure, spaced
not farther than 400 feet to the building, on 800-foot centers thereafter
Residential outside Urban Growth Area, 500 gpm at 20 psi residual pressure, spaced
not farther than 400 feet to the building, on 800-foot centers thereafter.
These requirements may be modified if buildings are equipped with automatic fire sprinkler
systems. PLEASE NOTE: Thank you for showing the location of the fire hydrant to the north
of the property. This should meet the water -supply requirements.

ultimate flowline. It's hard to tell, but it appears that the first parking stall is encroaching into
that setback.

Conceptual Review notes stated that a utility plan set was required but all I received was a
horizontal control sheet and storm line profile sheet. Appendix E4, the utility plan checklist,
was submitted but the corresponding items marked as complete were not present in the
design. Please resubmit a utility plan set with all of the highlighted items on E4 completed
on the plan set to avoid another round of review.
