Property Description: Speights P.U.D., Lot 7
Current Zoning: L-M-N (Low Density Mixed Use Neighborhood District)
City Plan: Division 4.5
Applicant: Dr. Shiloh Lindsey, D.D.S.
The proposed project consists of an approximate 2,600 square foot, single story dental
office building located at 3838 South Timberline Road. The project shall be known as
Aspen Dental.
Based on the drives on existing developments to the north and south of the site, the
eastern portion lends itself to vehicular circulation. Given our clients desire to have the
main entrance on the south east corner of the building, the majority of the parking utilizes
the southern portion. The west and northern portions of the site, due to setbacks, build to
lines and easements, provides the opportunity for landscaping barriers to South
Timberline Road. Please see the Landscape Plan that has been provided in this submittal
for more information. The owner will provide service for the maintenance of public and
private open areas as required. It is estimated that there will be a total of eight (8)
employees at Aspen Dental.
Due to the limited size of Lot 7, on site water detention was awkward at best. On behalf of
the Owner, Architecture Plus and Northern Engineering attended the Sunstone Business
Association's meeting on Dec 18°h to discuss tying into their detention pond. This, as well
as a discussion about enlarging their existing trash enclosure to accommodate Aspen
Dental's, was met with acceptance. Please see the attached email from Tom Kalert,
principal of Architecture Plus to Dr. Shiloh Lindsey, owner that outlines the requirements
set froth from that meeting. The civil drawings included in our submittal shall also lend
further information.
We have also included, in this submittal, the following:
Response Letter based on comments from the Conceptual Review Letter.
Three (3) lists of property owners within 800 feet of the property lines
And a Development Schedule.
