Subject: Rezoning of Larimer Center for Mental Health Property - Crestridge Drive
Randy,
As per your request, I'm emailing you regarding the City staff initiated rezoning of the Larimer Center for
Mental Health property at 125 W. Crestridge Drive in Fort Collins. The site is currently zoned Community
Commercial (C-C) and is proposed to be rezoned to Commercial (C). The rezoning is being proposed as
part of the South College Corridor Plan, which identifies this site as Commercial. The selection of
Commercial is based on the surrounding context of existing and future lands uses, including Commercial
to the east, west and north. Also, a portion of the Vineyard Church site is proposed for rezoning from C-C
to Medium Density Mixed -Use Neighborhood (i.e., multi -family residential).
A City Council Hearing is set for the rezoning on March 3, 2009. The Hearing will be held at City Hall, 300
Laporte Avenue, Fort Collins, sometime after 6 pm. There will be an opportunity for public comment.
The Center's application will not be affected by the rezoning because an application was received prior to
the Council Hearing.
The uses that have been proposed (offices, clubs & lodges) are permitted as a Type I (administrative
review) uses in both zone districts. In general, C zoning provides a wider list of permitted uses than the C-
C district and there are fewer development standards in the C district. Relevant sections of the Land Use
