Parking stall depths are 19' or can be as short as 17' with a 2' overhang. If overhanging a
sidewalk, then the sidewalk must be widened 2'.

this has annexed to the City, it is anticipated that transfer of electric service to City power will
not occur until about 2010. Therefore, no comments from Light & Power.

maintained portion of Venus. How does the project propose to limit/mitigate the traffic on the
Private portion of Venus to historic levels?

Traffic asks that the northern most proposed tree on Venus be replaced with a low shrub
type of plantings.

AMENDMENT - TYPE II, and we offer the following comments:

[2/4/09] This development is responsible for their frontage improvements which would
include the repair/replacement of any damaged curb and gutter, the removal of the interim
asphalt sidewalk and replacing it with a concrete detached walk to standard.
If the level of improvements stays about the same, we can get away with using a site and
landscape plan with additional information shown. If offsite road or intersection
improvements are required depending on the TIS and the neighborhood concerns, than the
need for a full utility plan set will be necessary.
As it stands now, an additional TDRF of $260.25 is required for the major amendment.
Are the trees shown at the back of walk new or existing? If existing, you may want to submit
a variance to the detached walk requirement asking for a 6' attached walk in its place. Also,
it appears that the sidewalk terminates at the property line to the east. Please show all
existing improvements within 150' of the project limits so that we can see how your
improvements are tying in. If there is not an existing sidewalk to the east, an interim
sidewalk connection may be required. Please see Transportation Planning regarding this
matter.

[2/4/09] CDOT has requested that additional information be shown in the TIS. Please
analyze the traffic flow to College, specifically, how many cars will use Crestridge and
Saturn. The concern here is that too much traffic will be diverted through the existing
neighborhood to the south adversely impacting their street maintenance costs. Venus and
Saturn were built in the county to county standards and are currently maintained by the
neighborhood. They may have an issue with the additional wear and tear generated by this
development and this project may have additional offsite improvements required of it.

[2/4/09] Driveways must be built in accordance with detail 706 and must be perpendicular to
the road plus or minus 10 degrees for a minimum of 25'. Parking setbacks also apply.
