[3/11/09] Please ensure the sprinkler system has been inspected prior to occupancy. To
schedule a sprinkler inspection, call Roger Smith at 416.2876.
SPRINKLER INSPECTION: The automatic fire sprinkler system is due to be inspected by
PFA in March 2009. If this has not occurred prior to occupancy, then the sprinkler system
must be inspected by PFA.

HOOD/DUCT: The hood/duct extinguishing system must be inspected by the fire
department prior to issuance of a certificate of occupancy. Call 416.2009 at least 48 hours in
advance of when you want to schedule the inspection.

Staff has reviewed your submittal for LARIMER CENTER FOR MENTAL HEALTH, MAJOR
AMENDMENT - TYPE II, and we offer the following comments:

[3/4/09] An informal variance request to attach the sidewalk on the north side (6' in width) in
lieu of the standard detached walk has been approved. If the sidewalks are not connecting
to an existing system, Type III barricades are required where they terminate. TDRF is still
due as mentioned below.
[2/4/09] This development is responsible for their frontage improvements which would
include the repair/replacement of any damaged curb and gutter, the removal of the interim
asphalt sidewalk and replacing it with a concrete detached walk to standard.
If the level of improvements stays about the same, we can get away with using a site and
landscape plan with additional information shown. If offsite road or intersection
improvements are required depending on the TIS and the neighborhood concerns, than the
need for a full utility plan set will be necessary.
As it stands now, an additional TDRF of $260.25 is required for the major amendment.
Are the trees shown at the back of walk new or existing? If existing, you may want to submit
a variance to the detached walk requirement asking for 6' attached walk in its place. Also,
it appears that the sidewalk terminates at the property line to the east. Please show all
existing improvements within 150' of the project limits so that we can see how your
improvements are tying in. If there is not an existing sidewalk to the east, an interim
sidewalk connection may be required. Please see Transportation Planning regarding this
matter.

[3/4/09] Parking setbacks apply. Please submit a variance request where parking stalls do
not comply.
[2/4/09] Driveways must be built in accordance with detail 706 and must be perpendicular to
the road plus or minus 10 degrees for a minimum of 25'. Parking setbacks also apply.
Parking stall depths are 19' or can be as short as 17' with a 2' overhang. If overhanging a
sidewalk, then the sidewalk must be widened 2'.
