The design of this site must conform to the drainage basin design of the Old Town Master
Drainage Plan as well the City's Design Criteria and Construction standards.
The city wide development fee is $3,070.00/acre ($0.0705/sq.ft.) for new impervious area
over 350 sq.ft. No fee is charged for existing impervious area. This fee is to be paid at the time
e h building permit is issued.
A drainage and erosion control report and construction plans are required and they must be
prepared by a Professional Engineer registered in Colorado. In the Old Town drainage basin
th se are required if there is an increase in imperviousness greater than 5000 square feet.

flooding < 1 ft.). Floodplain regualtions do not apply to the site. However, the applicant may
want to consider flood mitigation measures such as elevation or floodproofing to protect the new

options.

If the accessory building is NOT a dwelling unit, water and sewer service may be extended
from the house to the accessory building.

Hi all,
Good news, there will be no need to vacate, dedicate or route a variance request to the utilities for the
alley UE. I confirmed that there are no existing utilities in or by the alley in the entire area and we'll never
need an easement now or in the future. I'll update my comments in the Dev Rev comment notebook.
Thanks for waiting while I checked into that - I should have done it sooner. Sorry! :) Have fun with your
new playhouse Janet - it looks awesome!
