The city wide development fee is $3,070.00/acre ($0.0705/sq.ft.) for new impervious area over 350 sq.ft. No fee is charged for existing impervious area. This fee is to be paid at the time e h building permit is issued. A drainage and erosion control report and construction plans are required and they must be prepared by a Professional Engineer registered in Colorado. Floodplain regualtions do not apply to the site. However, the applicant may want to consider flood mitigation measures such as elevation or floodproofing to protect the new structure. I confirmed that there are no existing utilities in or by the alley in the entire area and we'll never need an easement now or in the future. I'll update my comments in the Dev Rev comment notebook.
