Re: Detached shed with habitable space
Attached please find conceptual plans for construction of a shed with habitable space at
216 S Grant Ave. The property is located in the NCL zone. Below are requirements of
this type of construction and/or plans to apply for a modification to standard.
• Maximum 600 sq ft: Plans are for a maximum of 528 sq ft.
• Minimum yard width of 40 feet: The yard width is 50 feet
• Minimum rear yard set back of 5 feet: We'll be requesting a modification to 3'
• Minimum side set back of 5 feet: We'll be requesting a modification to 3'
• Maximum building height of 18 feet or 2 stories: Building is 16 feet / 1 % stories
• All walls longer than 6 feet shall be constructed parallel to lot line: The building
is parallel to the side lot
• The primary entrance shall be located on the front and have an architectural
feature: The primary entrance is on the front and we will construct a porch.
• The accessory building must be 10' from primary structure: The building will be
20 feet from the house
• The second floor shall not overhang the first floor: The top floor will not
overhang the lower floor
As mentioned above, we will be requesting a modification to standards for the rear and
side lot easements. There is an existing block wall along the alley and existing
neighboring structures abutting the alley. We will be trying to keep the building as close
to the side lot as possible to preserve an existing tree.

Conceptual Review Application a
General Information Citvof Fort Collins
All proposed development projects begin with Conceptual Review. Anyone with a development
idea can schedule a Conceptual Review meeting to get feedback on prospective development
ideas. At this stage, the development idea does not need to be finalized or professionally
presented. However, a sketch plan and this application must be submitted to City staff prior to
the Conceptual Review meeting. The more information you are able to provide, the better
feedback you are likely to get from the meeting.
Conceptual Reviews are scheduled on three Mondays per month. One half-hour meeting is
allotted per applicant. Please call Current Planning at 416-2283 or 221-6750 to schedule a
Conceptual Review meeting. Conceptual Review is a free service. Applications and sketch
plans must be submitted to City staff no later than 5pm on the Wednesday prior to
the Monday Conceptual Review meeting. Application materials can be dropped off in
person to 281 N. College, emailed to RMichels@fcgov.com or faxed to: (970) 224-6134.
At Conceptual Review, you will meet with staff from a number of City departments, including
Current Planning, Light and Power, Natural Resources, Stormwater, Water/Wastewater, Zoning,
Transportation, Engineering and Poudre Fire Authority. Comments are offered by staff to assist
you in preparing the detailed components of the project application. There is no approval or
denial of development proposals associated with Conceptual Review. After the meeting, a City
planner will follow-up with the applicant in writing, summarizing staff's comments.
