[2/27/07] I have no problem with the request for the additional parking
spaces, but the site plan items will need to be addressed at the time of the
Project Development Plan submittal for the change -of -use.
This modification request has been scheduled for an administrative public
hearing on Wednesday, March 21, 2007, at 3:30 p.m., 281 North
College Avenue.

[3/7/07] REQUIRED ACCESS: A fire lane is required. This fire lane shall be
visible by painting and signage, and maintained unobstructed at all times.
A fire lane plan shall be submitted for approval prior to installation. In
addition to the design criteria already contained in relevant standards and
policies, any new fire lane must meet the following general requirements:
❑ Be designed as a flat, hard, all-weather driving surface (asphalt or
concrete) capable of supporting fire apparatus weights. Compacted road
base shall be used only for temporary fire lanes or at construction sites.
❑ Have appropriate maintenance agreements that are legally binding and
enforceable.
❑ Be designated on the plat as an Emergency Access Easement.
❑ Maintain the required minimum width of 20 feet throughout the length
of the fire lane.
If a fire lane cannot be provided, the building shall be fire sprinklered.

[3/6/07] In the second paragraph of the Application for Modification of
Standards narrative the referenced Section 2.8.1(3) of the Land Use Code is
incorrect. It should be Section 2.8.2(H)(3).

[3/6/07] Comments relating to the future Project Development Plan (PDP)
submittal for the proposed change -of -use from single-family residential to
beauty salon:
* It would appear that any vehicle in parking space 5, east of the
building, would have to back all the way out to the driveway (fire lane)
because there is no turnaround space to the south of the parking lot.
* There should be signage near the northeast corner of the building
indicating that there is handicapped parking behind the building, to the
west.
* The future PDP should clearly define the 700 square foot basement area
as a storage area only. If there were to be additional stylist / client
space proposed in the future then the parking would obviously be
insufficient.
