The area is predominantly commercial as this property is located by the intersection of Prospect and Lemay Avenue. It is currently an unoccupied residential home in which we are applying for conversion to a commercial business. The property is located on the north side of Spring Creek Trail. This house was built in 1941 and is in a distressed condition. Our plan is to significantly upgrade and remodel the property for use as a beauty salon. Nancee Testa (co-owner) has been in the business for 30 years and has extensive knowledge in the industry, as well as a salon owner. The basic floor plan lends itself perfectly for our needs. The main floor has 1008 square foot of space and there is an additional 700 square foot of garden level basement to be used as storage. No changes will be made to the basement. The overall property is approximately 16,000 square feet (.37 acres) and has more than adequate space for parking and landscaping. The following is a list of planned upgrades and remodel specifics: I. American Disability Act (ADA) compliance. We will be constructing a wheel chair ramp leading to the main entrance. The front entrance door, the restroom and the restroom door will be expanded as per ADA regulations. (See attached bathroom plan). 2. Contract a structural engineer to check interior floor load to support 50 pounds per square foot. 3. Slight modifications of floor plan. Create small break room, remove master bedroom closet and expand the bathroom for ADA compliance (main floor only). 4. New asphalt shingle roof House and garage. 5. Customer and employee parking. Shape and resurface driveways. Planned material is reconditioned asphalt. 6. Landscaping. Exterior lighting around deck and parking area. 7. Interior upgrades. Electrical to support hair stations in all rooms. Plumbing will be installed at all hair stations. The walls will all be textured and painted along with new light fixtures, doors & trim. The existing hardwood floors will be repaired and refinished. 8. Front entrance remodel, which includes adding a wrap -around deck to the south. Anyone with a development idea can schedule a Conceptual Review meeting to get feedback on prospective development ideas. At this stage, the development idea does not need to be finalized or professionally presented. However, a sketch plan and this application must be submitted to City staff prior to the Conceptual Review meeting. The more information you are able to provide, the better feedback you are likely to get from the meeting. Conceptual Reviews are scheduled on three Mondays per month. One half-hour meeting is allotted per applicant. Please call Current Planning at 416-2283 or 221-6750 to schedule a Conceptual Review meeting. Conceptual Review is a free service. Applications and sketch plans must be submitted to City staff no later than 5pm on the Wednesday prior to the Monday Conceptual Review meeting. At Conceptual Review, you will meet with staff from a number of City departments, including Current Planning, Light and Power, Natural Resources, Stormwater, Water/Wastewater, Zoning, Transportation, Engineering and Poudre Fire Authority. Comments are offered by staff to assist you in preparing the detailed components of the project application. There is no approval or denial of development proposals associated with Conceptual Review. After the meeting, a City planner will follow-up with the applicant in writing, summarizing staffs comments.
