Central Box Units (CBUs) and concrete base pads or other approved centralized mailboxes must be purchased by the builder in all new residential and business developments. In the case of larger buildings, this requirement can be satisfied by the inclusion of a mailroom in the building. The post office requires pre -approval of the receptacles to be used, and will require a final post office inspection and approval for installed units. They will also provide developers with CBU base pad specifications and can assist in obtaining authorized CBU vendors. For fiuther information please contact the postmaster's Growth Representative at the Fort Collins Post Office at (970) 566-2257 To insure proper site planning, the Planning Department will require that the location of CBUs be shown on all site plans, along with an indication of their installation phasing if any. My comments at this time are fairly limited but please realize that when an actual site is proposed, the driveway locations, easements and layout will be reviewed at that time and subject to all current standards and codes. In other words, platting the project now does not guarantee locations of driveway cuts or that additional easements won't be required such as emergency access easements, access easements, etc, or that the platted easements today will work with the future use. You MAY have to vacate or dedicate additional easements with the future proposal. Those can be done with another replat or by separate document. Dedications or vacations done by separate document do have additional TDR Fees for each one. This is a request to replat Tract A of Rigden Farm Filing One into three (3) separate lots and dedicate an access easement on the 2.7 acre site. The site is bounded by South Timberline Road to the west, Custer Drive to the north, Illinois Drive to the east and the Timberline Church to the south. This is the first of four potential PDPs. The entire site is in the NC, Neighborhood Commercial zoning district. Following Staff Review, it was determined that staff shall require a second round of review for this proposal.
