The proposed development is planned to be processed as multiple applications. The first application will be a replat to subdivide the 2.7 acre parcel into 3 separate lots and proposed minor infrastructure improvements. The second application will be process separately for the proposed Bank. The two remaining parcels will be processed by separate applications at a future date. The surrounding developments include a shopping center to the north, Residential to the west, a church to the south, and a day care to the east. The actual site is bounded by Timberline Road to the west, Custer Drive to the south, Illinois Drive to the east, and a Private drive to the south. We are proposing a Right in/Right out access, as shown on the concept site plan attached. Based on preliminary survey information provided, all utilities are adjacent to the site. We are also currently working with the Church to provide a private access agreement as shown on the site plan.
