On Monday, July 16, 2007, at 3:00 p.m. (or as soon thereafter as possible), in
the Current Planning conference room at 281 North College Avenue', Fort
Collins, CO., the City of Fort Collins Hearing Officer will conduct an
administrative public hearing to consider a development request in your
neighborhood. A decision on the request will be the outcome of this public
hearing.
This is a request for a change -of -use on the property at 1635 South Lemay
Avenue, to be known as the Testa Beauty Salon - Project Development Plan.
The subject property is located on the west side of South Lemay Avenue
between East Prospect Road and Spring Creek. The request of the new property
owner / user is to convert the existing 1,000 square foot single-family residence
to a beauty salon (Personal Business and Service Shop use), with possibly 3 to 4
stylists and their clients in the salon at any given time, thereby creating the need
for 8 parking spaces on the property. The property is zoned NC, Neighborhood
Commercial; and, Personal Business and Service Shops are permitted in this
District.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
