College. Avenue Fort Collins, CO 80522 Re: By Design Proiect Development Plan #6-07 To Whom It May Concern: My name is Michael Haddorff. I reside at 520 South Washington. We as a family have lived at this address for approximately 22 years. I would like raise these questions and concerns in regard to the proposed "Project Development Plan, #6-07". 1. Under the current zoning requirements for our neighborhood, (Neighborhood Conservation, Low Density Zoning District), it is hard for me to believe that a 2000 square foot home can be constructed and still maintain the land use set back requirements. 2. Because of the school located across the street, adequate on street parking has been a problem along s we have lived at this address. a. If no "parking requirement" is attached to this proposal then I object to the proposal based on the current in adequate parking capacity along our street. b. If a "parking requirement" is attached to this proposal then I also object due to the loss of current parking spaces which will occur as a result of an additional driveway approach. 3. Pedestrian safety at the corner of Mulberry and South Washington has been a concern for a long time. There are at least two extreme high volume traffic/pedestrian times every school day. In addition, there is a constant flow of bicycle traffic to and from CSU throughout the day. For these reasons I believe a new driveway approach so near this intersection would have considerable safety concerns. Thanks for considering our concerns, Michael Haddorff, 220 South ashington
