College Avenue Fort Collins, CO 80522 Re: By y Desin Project DMv ft tent Plan #6-07 To Whom It May Concern: We are in receipt of your letter dated March 22, 2007, wherein you advised us of an Administrative Hearing for a development proposal in our neighborhood as referenced above. We are asking that our neighbor, Michael Haddorff who resides at 520 S.Washington Street, read the following to you on our behalf. Our names are John and Julie Fox and we are the current owners of the 526 S. Washington Street. Our property is directly. adjacent to the proposed development plan #6-07. We just purchased our home this past summer of 2006. One of the reasons we purchased this property is because of the large areas of land that surround our house. While the property in question, that is 500 South Washington Street, has not been maintained according to our standards and those of other neighbors in the area, it is still a spacious piece of property that gives our neighborhood a spacious and old neighborhood feel to it. The "new lot" in question, will abut to our driveway. This will close off the view we currently have to the north and "close in" the north side of our house, giving it a totally different look and feel than what we intended when we purchased our home less than one year ago. Had we been made aware of these pending plans, we would probably have reconsidered purchasing this home. Adding another house to this lot will "clutter" the property, it will darken the north side of our house and create shade that we don't want. To have -a bunch of trees on that side is one thing, to have a building is another. This will take away the low density feel to our property and change the entire feel of our home and the neighborhood. We also feel this will lessen the value of our home. Additionally, we would probably be asked to grant permission for a utilities easement which could cause damage to our property and great inconvenience to us. For these reasons and others we probably haven't even begun to think of, we strongly urge you to deny this request to subdivide the lot located at 500 South Washington Street.
