On Thursday, April 5, 2007 in Conference Room D, 281 North College Avenue*, the
City of Fort Collins Administrative Hearing Officer will conduct an Administrative Hearing
for a development proposal in your neighborhood. This project is known as the By
Design Project Development Plan, #6-07. This project will be the second item on the
public hearing agenda, with the first agenda item beginning at 4:30 p.m.
This is a request to subdivide the 13,401 square foot lot located at 500 South
Washington Street into two lots and construct a new single-family residence on the new
lot. The lot featuring the existing house will be reduced to 8,125 square feet, and the
proposed new lot will be 5,285 square feet. The new lot will be accessed from South
Washington Street and will feature a 2,000 square foot house.
The property is located at the southeast corner of West Mulberry Street and South
Washington Avenue, directly across from Dunn Elementary School. The property is in
the NCL — Neighborhood Conservation, Low Density Zoning District. This proposal is
subject to all applicable standards and requirements of the City's Land Use Code.
The affected property owners list for this public hearing is derived from official records
of the Larimer County Assessor. Because of the lag time between home occupancy
and record keeping, or because of rental situations, a few affected property owners
may have been missed. Please feel free to notify your neighbor of this pending
meeting so all neighbors may have the opportunity to attend.
