[9/19/07] Revise the plans to show the fire hydrant assemblies in the cul-de-sacs
using swivel tees with a plug and thrust block at the end of the tee. (See sketch on
redlined plans.)

[9/19/07] It is noted that the FCLWD water service which previously served the
existing house is being converted to an irrigation tap for the development. As a
result, water development fees will be due for the new water service supplying water
to Lot 1. These fees include the Water Plant Investment Fee (WPIF) and Raw
Water Requirement (RWR) which are based upon the number of living units (in this
case - one) and the lot area. For large lots, these fees are calculated on a maximum
of a half acre. If the RWR is satisfied with cash, the total water development fees for
Lot 1 will be nearly $18,700 based upon 2007 fees. The 2008 fees will likely be
higher for the WPIF's.
Be sure and return all of your redlined plans when you re -submit.

supply for the structures to be built on Hidden Pond Drive. The best location would
be the east end of Lot 1 or west end of Lot 2, adjacent to Hidden Pond Drive.

1. [9/19/07] Please specify how the roadside swales will be vegetated. Add a
note indicating who will be responsible for maintaining these.
2. Trees within roadside swales should be planted on top of bank, add a note to
landscape plan to that specifying that trees shall not be placed in a manner
that would impede drainage flows.
3. Grading plan does not specify lot grading. How will these be certified? A plot
plan showing individual lot grading will be required prior to building permit.
4. Approval by the FCRID irrigation company (North Poudre Irrigation) will be
required prior to final plan approval by the City of Fort Collins.
5. Please specify a minimum cover for all storm lines on storm line profile sheet.
6. Plat should include roadside swale in a drainage easement along with tract
for paved area. Plat notes should indicate who maintains roadside swale and
what type of landscaping can be done. No landscape rocks or other materials
that can be washed out will be allowed.
7. Please add a legend to the grading plan. Show limits of disturbance.
8. Please add a note stating that the area downstream of the pipe between lots
7 and 8 might need permanent erosion protection. In the event of erosion
problems or head cutting, within the first five years of construction, the
developer shall install structural stabilizing measures to be reviewed and
approved by the City of Fort Collins.
9. Pond C seems to have no freeboard. Please show spillway design in cross-
section, and request a variance in the drainage report if the one foot
freeboard cannot be achieved as currently stated in report.
10. Specify which water quality outlet detail will be used. The modified water
quality outlet detail that is shown on the plans is to be used, please add a
TxT maintenance pad in front of box, and make sure it is keyed into the soil.

[9/20/07] The private drives need to be placed in a Tract - not defined as easements
across the lots. This is necessary to meet the definition of a private drive and for the
private drive to be named.

[9/12/07] The Tract Table lists the Tracts as 1, 2, 3 but the plat shows Tracts A, B,
C. Please correct.
[5/23/07] Please add a tract table to the subdivision plat. This table should include
ownership and maintenance information for each tract in the subdivision. Also,
remember that as required in cluster developments, at least 50 percent of the site
area must be preserved as permanent, private open space. It looks like Tract C will
satisfy this requirement, but please indicate so in the tract table.

[5/23/07] Is any new fencing proposed? The symbol for the existing fence along the
western edge of the property did not print clearly. Will this remain or will you be
removing it?

[9/12/07] An important part of the discussion has not been addressed. The existing
pasture areas need to be broken up prior to reseeding to allow the native grasses to
succeed. Removing incompatible landscape materials is cited in Section
3.4.1(E)(1)(g) of the Land Use Code. It was verbally agreed that a total eradication
program was not needed, but to use a less intrusive method of breaking up the
grass to allow for new species of grasses to grow.
[6/4/07] The open space shall be revegetated with native grass and shrub species.
A mix of native plant and pasture gasses is not compatible.
